Planning Services at Stephen Mason APS

The following is a description of the services required in the preparation and submission of a Planning Application. These are all provided by Stephen Mason, If you have a planning query, please contact Stephen Mason for advice.
Measured Surveys
Measured Surveys
Prior to commencing any project a survey of the existing structures, will be carried out, when required. Larger structures and larger greenfield sites will be required to be surveyed by a specialist surveying company. We can organize this as required.

We can prepare planning, design, tender, and detail drawings for any project from a
house extension to a new detached house to a residential development to a commercial, or public building.

We are familiar with the design and planning system, and have had working relationship with many Local Authorities, to include counties; Dublin (4 areas), Cavan, Clare, Kildare, Louth, Mayo, Meath, Sligo, Tipperary
, Wexford and Wicklow.

We can advise on this.
Listed Buildings
Listed Buildings
​
We can advise if a building is listed, and what if any renovation, or extension works can be carried out to it.

Listed buildings can generally be expensive to renovate, and as much of the original fabric is to be retained and repaired, rather than replaced.

Any Planning Application for works to a Listed Building, will require the input from a Conservation Architect.
We can organize this as required.

The reports from the Conservation Architect, are required to be submitted as part of the Planning Application documents

Planning Process

Pre-Planning meetings/discussions, with the Local Authority departments, are recommended at the earliest opportunity to assess if the proposed project is viable

All new commercial, or public buildings, which require a Fire Safety Certificate and a Disability Access Certificate, will require the input of a Fire Safety Consultant, to assess the proposals before submission of any Planning Application.

Engaging with the Local Authority departments will reveal any concerns early on in theproposals, potentially avoiding costly time/expense issues during the Planning and subsequent stages of the project.

A roads and drainage Engineer will be required, on larger projects to advise on the roads and drainage proposals. This information is required to be submitted as part of the Planning Application documents. We can organize this as required.

We have a good working relationship with a reputable Consultant
For any Planning Application we will prepare and complete all necessary documents
We will also;
  • Obtain the OS map
  • Place the advert in the newspaper
  • Issue the Site Notice
  • Organize the percolation test results (for rural housing)

We have a good working relationship with a reputable Environmental Consultant
We will co-ordinate and obtain all other required information, when required, to submit to the Local Authority, from other consultants to include;
  • Drainage drawings
  • Roads layout drawings
  • Percolation test results (for rural housing)
  • Landscaping drawings from a Landscape Architect (on larger projects)

Start:
Notice published in newspaper and site notice erected
2 weeks later 
Latest date for lodging application 
Between 1 weeks and 5 weeks later
Application is validated by the Planning Authority.
Submissions or objections are considered.

Between 5 and 8 weeks later
Planning Authority issue notice of their decision on the application, either;
  • Decision to grant permission
  • Request further information.
  • Refuse permission

4 weeks later:
If no appeal is made, the Planning Authority will issue the final grant of permission, except Where they have already indicated a decision to refuse, or Requested further information
